Our fully qualified and trusted Gas Safe registered engineers are experts in carrying out required and vital safety checks and inspections. We will also provide you with the relevant certification. As a landlord, you are legally responsible for the safety of your tenants in relation to gas. As defined by law and mentioned on the HSE website, you must:
• Repair and maintain gas pipework, flues and appliances in safe condition
• Ensure an annual gas safety check on each appliance and flue
• Keep a record of each safety check
As per the ‘Gas Safety (Installation and Use) Regulations 1998’, it is the duty of a landlord to make sure all gas appliances, fittings, chimneys, and flues are safe and working efficiently. To ensure the safety of your tenants, all gas appliances and flues must undergo an annual gas safety inspection and be issued with a certificate. Following an annual gas safety inspection which is carried out by Aren Heating & Plumbing, we will provide you with a ‘Landlord Gas Safety Certificate’ (CP12 Certificate) which will detail all the checks that were undertaken during our visit. The certificate is valid for 12 months after which point you must use a Gas Safe registered engineer once again to perform the necessary checks on any gas appliances or pipework within the property.
Following our annual gas safety check, you will need to provide a copy of the report to your tenants. By law, a copy of your Landlord Gas Safety Certificate should be given to your current tenants within 28 days of our visit. For new tenants, the certificate should be given to them at the start of their tenancy.
What happens if I do not maintain my tenants’ gas appliances?
Failure to maintain gas appliances is extremely dangerous and illegal. Failing to do so may ultimately result in loss of life. Not only that, but you risk being prosecuted, and this could result in you facing imprisonment or a fine of up to £20,000, or both, for each offence. If the case is then referred to the Crown Court the maximum penalty may be imprisonment, or an unlimited fine, or both.
